Building Energy Log Books

All new and refurbised buildings now require a building energy log book to be published, under Part L. It is also worthwhile and cost-effective to compile a log book for existing buildings after other energy-related work has been undertaken on site, when most of the relevant data has been collected. A completed log book will keep the focus on building energy use and will result in valuable and complex building assets being managed more effectively and efficiently.

CIBSE TM31 provides a standard toolkit for a log book and suggests a typical structure so that a reader, who may be unfamiliar with a building, can quickly assimilate all the information required to understand the design intent of a building, from an energy point of view.

For example, the log book would include a summary of the following:

  • Overall Building Design
  • Details of areas and occupancy levels
  • Main building services plant
  • Controls / BMS strategies and set points
  • Metering, Monitoring and Targeting strategy
  • Energy performance records
  • Maintenance records
  • Commissioning data

It is also important for the building manager to keep the log book up to date by incorporating new information or revising details throughout the life of the building, and this is best achieved by conducting an annual review of the contents.
